13 years ago? Yeah mate, and back then you could actually afford a house on a normal wage. Now you need a LIM report, a lawyer, a building report, a psychic, and a second mortgage just to sniff a doer-upper.
100% this. I still have nightmares about our first house. Spent more on repairs than the deposit.
Jokes on you, I'm still renting and loving it. No due diligence needed when the landlord's the one who has to fix the leaky roof. 😎
gotta love the landlord special. rent increases but maintenance? 'next week' for three years.
Good advice tbh. We did all that when we bought our place and still missed a massive drainage issue. Cost us 20k. Do the homework people, or you'll be crying into your overpriced flat white.
but what about the due diligence on the real estate agent? half of them are snakes in suits

LIM report is essential but half the time they're out of date before you even lodge the offer. system needs a shake-up.
